Concierge Overview

An exclusive program for Compass clients that fronts the costs of home preparation and improvement services. Currently, Compass offers two versions of the program: Concierge Classic and Concierge Capital.

Concierge Capital is the newest version of the program in which Compass has partnered with a licensed lender, Notable, to offer Concierge funds directly to sellers. This allows them to pay vendors directly, without having to go through Compass. Learn more here.

Concierge Classic is our original program in which agents work with the Compass Concierge team to submit vendor or contractor invoices for Compass to pay on behalf of their seller. Learn more here.

Which Concierge Program is Right for Your Seller?

Concierge Capital is the suggested program for most sellers. It’s ideal for sellers that have any of the following characteristics:

 

  • Want to have flexibility in vendor selection to use whichever vendor they’d like (ie. use their local handyman, or even do the work themselves).
  • Would like to have the option to purchase goods directly.
  • Would like to be able to shop online or in stores.
  • Would like funds upfront to pay deposits or for work as it’s completed.
  • Would like to pay vendors by personal check or cash.

The Concierge Classic program is an option for some sellers under limited circumstances. If your client has any of these characteristics, you may want to suggest this program:

 

  • Seller does not live in the same city or state as the home that’s being sold (i.e, cannot be present to pay vendors).
  • Seller would like the agent to collect the invoice and have Compass issue payments directly to vendors.

How it Works

 

  1. You and your agent work together to decide which services can increase your home’s value the most and set an estimated budget for the work.
  2. When you're ready to start, your Compass agent will be by your side as you engage vendors and commission work.
  3. Once the transformation is complete, your home will go on the market.
  4. You'll pay for the services when one of the following happens — your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date.

Our goal is for Concierge to help as many clients as possible. The program is intentionally flexible; we've developed Concierge to be used with most vendors for your convenience.

When do I have to pay for these services?


You’ll pay once one of the following happens (whichever occurs first): - Your home sells - You terminate your listing agreement with Compass - 12 months pass from your Concierge start date.
